Roof Leaking in St. Tammany... Who You Gonna Call?

How curious would you be if one day as you were returning home from work, you noticed that one of your neighbors was having their roof replaced? Would you wonder if they were putting their house up for sale, or maybe they’re having it upgraded, to one of those new Fortified Roofs everyone has been talking so much about lately? Would you wonder about how much it would cost to replace your own roof if you had to? Not until you ran into your neighbor on your evening dog walk, would they share with you the reason for having to replace their roof, an active leak in the living-room ceiling.

It turns out, the flashing around the chimney had failed, opening up a clear path for rainwater to find its way into the home’s interior.

An active leak is not something which should be taken likely. Here are some helpful tips to consider if you have an active leak.

 1. Contain the Leak

It may seem like an obvious step, however, trying to contain the leak before it causes any further damage is one of the most important steps!

2. Identify the Location of the Leak

Minding safety, if you have access and are able to zone in on where the leak is originating, this can be very helpful when sharing details with a professional.

3. Contact a Local, Licensed, and Insured Roofer

Whether it’s a small problem, or a larger one, it’s important to contact an experienced roofing professional; be sure they are local, licensed, and insured.

4. Get an Inspection

Getting an inspection and detailed report of your roof’s condition will help identify the cause of the leak and the next steps. Documentation is also important should you need to open a claim with your insurance. Call H2H Roofing today to schedule your complimentary roof inspection and check out our blog “What Does a Home Advisor Do?” to better understand what to expect from and during the process.

 5. Discuss the Inspection Findings

Competent roofing contractors should not only be well versed in roofing materials and practices but also be able to clearly inform a homeowner as to the current condition of their roof. Often, by the time a leak is presented, it’s likely there is more going on, and your contractor should be able to clearly discuss their findings with you.

6. Discuss Your Options

First things first, make sure that your roofing contractor clearly discusses the issues that were identified during the inspection followed by educating and guiding you through the options that best resolve the issues, and make the most sense to you personally. This conversation should include whether a repair or replacement is necessary; if damage may be related to a storm; understanding that you may have the option to open a claim with your insurer; costs; and financing options.

7. Bonus Tip: Know Your Contractor!

Asking your contractor if their insurance and licensing is up to date and in good standing is a great place to start helping you determine the roofer that you’re most comfortable choosing to work with. Check out our blog, What a Homeowner Should Know, it makes it easy to find this information.

As the options today are many, research about the company and narrowing down what’s most important to you can help in making an informed decision:

  • Excluding those companies that only do “new construction” or;
  • Those not qualified to install a Fortified Roof.
  • Does the company install residential roofs or mostly commercial, low-slope roofs?
  • Are they experienced in asphalt shingles, metal, slate, clay, and other material types?

Other points of interest you’d want to consider when researching a roofer in St. Tammany would be to ask:

  • Are they partnered with other industry leaders, such as Owens Corning?
  • Do they have NARI Professionals on staff?
  • Where are they procuring their materials?
  • Are they able to offer extended warranties on their products and work?

All of these things may not be top of mind when you’re managing something unexpected like a leak. That’s why H2H Roofing is here to help you stay informed, before, during, and after something happens!

  • […] The last reason a homeowner would have for replacing a roof, and probably the one requiring the most time sensitive attention would be a problem with the roof, such as an active leak. Active leaks can be the result of a specific weather event, an accident, a lack of regular roof maintenance, or general wear over time. Most of these situations are often unexpected. Don’t be caught off guard, H2H Roofing can help make sure you’re prepared if you encounter an active leak.
